Fulfillment Policy

At Simply Florida Vacation Homes LLC, located at 800 Celebration Ave, Kissimmee, FL 34747, we are committed to providing a seamless booking and fulfillment process for your vacation experience. This fulfillment policy outlines the terms and procedures for booking, confirming, and accessing your vacation home rental.

Booking and Confirmation

  • Reservation Process: All bookings must be made through our official website, by email at simplyfloridavacationhomes@outlook.com, or through an authorized booking platform. A reservation is considered confirmed only upon receipt of full payment or a deposit as specified at the time of booking.

  • Payment Terms: Full payment or a deposit is required to secure your reservation. The remaining balance, if applicable, must be paid no later than 120 days prior to your scheduled arrival date. Failure to complete payment by this deadline may result in cancellation of the reservation without refund.

  • Confirmation Details: Upon successful booking, you will receive a confirmation email containing reservation details, including check-in instructions, property address, and contact information. Please review this information carefully and contact us immediately if there are any discrepancies.

Check-In and Access

  • Check-In Time: Standard check-in time is 4:00 PM on the arrival date, unless otherwise specified. Early check-in requests are subject to availability and may incur additional fees.

  • Access Instructions: Detailed instructions for accessing the vacation home, including key codes or lockbox information, will be provided in the confirmation email or no later than 48 hours prior to arrival. Guests are responsible for following these instructions to ensure smooth access to the property.

  • Late Arrivals: If you anticipate arriving after the standard check-in time, please notify us in advance at simplyfloridavacationhomes@outlook.com to arrange accommodations. We cannot guarantee access for unnotified late arrivals.

Guest Responsibilities

  • Property Care: Guests are expected to treat the vacation home with care and report any damages or issues promptly. Any damages caused by the guest may result in additional charges.

  • Occupancy Limits: The number of guests must not exceed the maximum occupancy specified in the property listing. Violations may result in additional fees or termination of the stay without refund.

  • Compliance with Rules: Guests must adhere to all property-specific rules, including noise restrictions, parking regulations, and community guidelines, as outlined in the booking confirmation or property manual.

Modifications and Cancellations

  • Reservation Modifications: Requests to modify a reservation, such as changing dates or properties, are subject to availability and must be submitted via email to simplyfloridavacationhomes@outlook.com. Modifications within 120 days of arrival may not be permitted or may incur additional fees.

  • Cancellations: Please refer to our separate Refund Policy for details on cancellations and refund eligibility. Note that cancellations within 120 days of arrival are non-refundable.

Force Majeure

Simply Florida Vacation Homes LLC is not responsible for delays, cancellations, or inability to fulfill bookings due to unforeseen circumstances beyond our control, including but not limited to natural disasters, government restrictions, or property maintenance issues. In such cases, we will make reasonable efforts to provide alternative accommodations or reschedule your stay, subject to availability.
