Cancellation and Refund Terms

  • Non-Refundable Period: No refunds will be issued for cancellations made within 120 days prior to the guest’s scheduled arrival date. All payments made for reservations are final and non-refundable within this period.

  • Cancellations Before 120 Days: For cancellations made more than 120 days prior to the scheduled arrival date, please contact us at simplyfloridavacationhomes@outlook.com to discuss potential refund options, subject to our discretion and any applicable fees.

  • No-Show Policy: If a guest fails to arrive on the scheduled arrival date without prior notification, no refunds or credits will be issued.

  • Modifications: Any changes to a reservation, including dates or accommodations, are subject to availability and may incur additional fees. Modifications within the 120-day non-refundable period may not be eligible for refunds on any payments already made.

  • Force Majeure: Simply Florida Vacation Homes LLC is not liable for refunds due to cancellations caused by events beyond our control, including but not limited to natural disasters, government restrictions, or other unforeseen circumstances.
